The public affordable rental portal is now available. The Government has today launched the Casa 47 tool, the state public company, where citizens interested in accessing public housing under a cheap rental scheme can check the available offer, with images, and submit an application to become tenants. The portal starts with 638 properties, although the head of the Executive, Pedro Sánchez, has announced that “soon” 1,500 more properties will be added.
The Casa 47 portal, available through its website, is similar to traditional private real estate advertisers. It allows access to all public housing calls (open, upcoming, under evaluation, and resolved) throughout the country. Through the search engine, you can check the type of properties, deadlines to submit applications, and the requirements to be eligible for the calls. The prospective tenant can also filter which calls and homes they can apply for based on their personal situation.
The search engine already provides access to calls in Catalonia (in Tarragona, Vic, or Lleida, among other cities), in the Valencian Community, in Navarre, in Asturias, and in Galicia. More territories will be progressively incorporated.
Casa 47’s affordable rentals take into account the characteristics of the housing but also the economic characteristics of the territory. The goal, Sánchez has emphasized, is that “those who access these rentals will not have to pay more than 30% of their income.” The contracts signed will have an initial duration of 14 years, extendable for 7 years up to the age of 75.
The requirements for candidates for these affordable rentals are to have Spanish nationality or legal residence, at least one person in the family unit, and not own a home, unless it is uninhabitable, its use has been awarded to the ex-spouse by court ruling, or the property presents problems for people with disabilities.

Rentals will be awarded before a notary and then tenants will be able to visit the property
The net income of the family unit must be between 2 and 7.5 times the IPREM (Public Indicator of Multiple Effect Income). That is, between 1,200 euros and 4,500 euros per month. Likewise, tenants must be up to date with their obligations to Social Security and the Tax Agency.
Casa 47 staff and people linked to the company are excluded from the possibility of accessing one of these rentals to avoid cases of direct awards.
The awarding of rentals will be done before a notary. Interested parties can submit their application by registering (the same applicant can register for several calls, indicating, however, the order of preference for the housing). Once the call period ends, a draw will be held before a notary and the awardees will be able to visit the assigned property. Subsequently, the rental contract will be formalized.
Sánchez stated today, during the portal presentation, that looking for housing has become “a kind of obstacle course.” He spoke of “an idealistic and almost impossible aspiration.” “I refuse to accept it,” he added; “we must make having a home an idealistic aspiration,” he assured. The Government estimates having mobilized a total of 120,000 affordable homes in recent years.
