The real estate sector is undergoing a series of interesting transformations, driven by various causes, from changes in citizens’ lifestyles to the emergence of new technologies, such as Artificial Intelligence. The District, the largest European Real Estate event from the capital perspective, will offer a great opportunity to reflect on all these issues, as well as to identify new business opportunities and discover the market macrotrends for the next twelve to fourteen months.

After four successful editions held in Barcelona, The District now arrives in Madrid at a particularly relevant moment for the sector, marked above all by the recovery of investment activity and the redefinition of strategies by major international investors.

From September 22 to 24, IFEMA will bring together more than 20,000 executives who are part of the entire value chain in the real estate field: from investment funds, sovereign funds, private equity, family offices (private organizations managing wealth and investments of high-net-worth families), socimis (Real Estate Investment Trusts), banks or alternative financing sources, to large landowners, administrations, operators, developers, brokers, marketing agencies, consultancies, and property managers.

The meeting will serve to reflect on the sector’s evolution and, at the same time, facilitate the generation of business synergies among investors, companies, and projects

The goal of the meeting is to provide insights into the sector’s evolution and, at the same time, facilitate the generation of new business opportunities among investors, companies, and projects. To this end, participants will have the opportunity to hold meetings in The District’s hospitality area, which this year will feature more than 360 firms relocating their offices to IFEMA during those days.

A great space for reflection

As in previous years, the event will host a new edition of The District World Summit Congress, which will bring together more than 450 international speakers in about 190 sessions spread across five auditoriums. The extensive program of conferences, talks, and conversations will analyze the major challenges currently redefining the market, from affordable housing and new capital structures to living, artificial intelligence, data centers, logistics, infrastructure, and emerging assets, among other significant issues for the sector.

On this occasion, The District World Summit will focus much of its attention on the new real estate investment cycle in Europe, in a context substantially marked by the evolution of capital markets, the search for new opportunities, and the increased selectivity of investors. The congress will analyze how this new scenario is transforming investment strategies and the value of different assets, with special attention to housing and the Living segment, facing the challenge of affordability and the shortage of residential supply. It will also pay attention to the evolution of new models such as build-to-rent, build-to-sell, flex living, student housing, and senior living.

At the same time, the meeting will address the transformation of traditional assets such as offices, retail, hotels, and logistics, as well as the growing prominence of alternative assets, in a market where the ability to adapt, reposition, and operate properties will be increasingly decisive to generate profitability. Additionally, it will address the rise of new strategic assets, including data centers, whose demand is closely linked to the growth of artificial intelligence, as well as infrastructure, energy, and other alternative assets.

In this new scenario of opportunities, Southern Europe gains undeniable prominence as a privileged destination for real estate capital, thanks to the evolution of its markets, the potential of certain segments, and the appeal of Mediterranean cities and destinations. For this reason, Portugal has been chosen this year as the guest country of The District; at the same time, Italy will return to the event, following the success achieved as the guest country in the 2025 edition, strengthening its presence with a delegation of entrepreneurs and a space in the hospitality area.

Parallel activities

The agenda will be completed with the World Class District Awards 2026, which will recognize the most outstanding operations and projects in the sector; the Leadership Summit, lunches for executives, entrepreneurs, and administrations; and the Proptech Startup Forum, a space specially designed for sector startups to present their proposals to investors.
