Barça: from the amusement park to the luxury complex that the Assembly will have to decide on

A 1,000 square meter children’s amusement park next to Barça Café, on the esplanade of the Spotify Camp Nou, and an agreement with Ohana Real Estate Development to create a real estate project in Dubai inspired by the Barça brand. These are two of the projects that began to be created at the end of 2025 and that the club will now take to the assembly on September 19 for the members to decide.

The agreement with Ohana, if approved by the members, will involve the creation of a complex in Dubai inspired by FC Barcelona, with housing, commercial spaces, and leisure options linked to the blaugrana universe. Delivery is scheduled for the last quarter of 2030 and the operation, according to La Vanguardia, involves a total economic volume of 65 million euros for the club.

Part of it comes from the sponsorship agreement for three seasons – 27-28 would be the first – which, among several actions, includes that the name of the luxury complex appears on the back of the men’s and women’s first team jerseys in national competitions. The other part of the income corresponds to a license to use the Barça brand extended over time when the facility becomes a reality.

Ohana would contribute 65 million for the Dubai project and Babylon has proposed a children’s park at Camp Nou

The blaugrana project has a precedent in Manchester City, with which Ohana has already developed a residential promotion in Abu Dhabi. According to the developer, it is a project valued at 3.7 billion, occupying 1.67 million square meters and generating about 1.5 billion in sales during its first 72 hours. It has not been disclosed how much City receives for the use of its brand.

The second agreement to be submitted for ratification is the one reached with Babylon Park Spain. It is an Israeli-origin company specialized in indoor entertainment that, if approved by the members, will have a concession for 30 years. The business model includes a guaranteed minimum for the club, as well as a share of the income generated by the park’s activity. The company already has a facility of about 1,200 square meters in Leganés, which features, among other attractions, an indoor roller coaster, free-fall tower, and flying chairs. The company also operates in London, Belgrade, and Israel, where it has its largest network of parks.

The need for ratification of both agreements at the assembly is because both contracts have a duration of more than 5 years. In the case of Ohana, the presence of the brand on the men’s and women’s first team jerseys is also included. The telematic assembly will also vote on the extension by 500 million of the current 1.45 billion credit to finance Espai Barça and the issuance of bonds guaranteed with the club’s audiovisual rights.
