Home sales fell by 2.2% in March compared to the same month in 2025, totaling 61,295 transactions, dragged down by transactions on new homes, which fell at a double-digit rate, according to the National Statistics Institute (INE) reported this Monday.

With the decline recorded in the third month of the year, home sales have had three consecutive months of declines after falling 5% and 0.5% in January and February, respectively.

The year-on-year decline in home sales in March was due to the decrease in transactions on new homes, which fell 10.2% year-on-year, to 13,057 transactions. In contrast, sales of used homes grew by 0.2%, to 48,238 transactions, the highest figure in a March since the series began in 2007.
93.8% of homes transferred by sale in March were free-market homes and 6.2% were protected. Specifically, sales of free-market homes totaled 57,500 transactions, 1.6% less than in March 2025, while sales of protected homes decreased by 10.4%, to a total of 3,795 transactions.
On a month-to-month basis (March over February), home sales rose 2.7% thanks to the increase in transactions on used homes, which rose 5.1%, compared to a 5.4% decline in sales of new homes.

In the first quarter of the year, home sales accumulated a decline of 2.6%, with drops of 5.3% in transactions on new homes and 1.8% on used homes.
By autonomous communities and in absolute values, Andalusia was the region with the most home sales during the third month of the year, with 12,494, followed by Catalonia (10,005), Valencian Community (9,193), and Madrid (7,193).
In eight regions, more homes were sold last March than in the same month of 2025, and in nine fewer were sold, mainly in Cantabria, where home sales fell by 15.4%, and in the Basque Country and Canary Islands, with declines of 11.6% and 8.9%, respectively.
In contrast, among the eight autonomous communities that showed year-on-year advances in home sales, the increases in Castilla-La Mancha (+11.5%), Navarra (+8.2%), and La Rioja (+5.2%) stood out.
